Assessments & Dues

How much are HOA assessments and when are they due?

Annual assessments are billed quarterly and due on the first of January, April, July, and October. You can view your balance and pay online from the Payments page in the resident portal.

What happens if a payment is late?

A 30-day grace period applies before a late fee is assessed. If you anticipate a late payment, contact Copperline Community Management to discuss options.

Can I set up automatic payments?

Yes. Autopay can be enabled from Account Settings or the Payments page, with options to pay from a bank account or card.

Are special assessments ever charged in addition to dues?

Rarely, and only for major unbudgeted capital repairs approved by a resident vote. The 2025 reserve study was completed specifically to avoid special assessments over the next decade.

Architectural Review

Do I need approval to repaint my home's exterior?

Yes, exterior color changes require ARC approval, even when repainting the same color. Submit a request from the Architectural Requests page with a color sample.

How long does architectural review take?

The committee reviews new submissions within 30 days. Straightforward requests are often decided within two weeks; larger projects may require a board vote at the monthly meeting.

What projects require a request?

Fencing, paint colors, roofing, solar panels, landscaping changes visible from the street, additions, and exterior structures all require prior approval.

Can I appeal a denied request?

Yes. Denied requests can be resubmitted with modifications, or appealed directly to the full board at the next monthly meeting. See the decision notes on your request for the specific reason for denial.

Amenities & Rules

How do I reserve the clubhouse?

Clubhouse reservations open 90 days in advance and can be made from the Amenities page or by contacting the management office.

Are guests allowed at the pool?

Yes, up to four guests per household. Residents must accompany their guests at all times.

What are the quiet hours?

Quiet hours are observed from 10:00 PM to 7:00 AM daily, per the Rules & Regulations Handbook.

Can I rent out my home short-term (e.g. Airbnb)?

Short-term rentals under 30 days are not permitted per Section 9 of the CC&Rs. Leases of six months or longer are allowed with written notice to the management office.

Maintenance

How do I report a common-area maintenance issue?

Submit a request from the Maintenance Requests page in the resident portal, or call the management office for urgent issues.

Who is responsible for tree trimming near my home?

The association maintains common-area trees; trees within a private lot are the homeowner's responsibility, per Section 4 of the CC&Rs.

Who do I call for a water, gas, or electrical emergency?

Call your utility provider's emergency line directly first, then notify the management office so common-area impacts (like shared irrigation lines) can be assessed.

Moving & Selling

What do I need to provide when selling my home?

Sellers should request a resale disclosure packet from the management company at least three weeks before closing.

Is there a move-in/move-out process?

Please notify the management office at least 48 hours before any moving truck or large delivery, so street parking and the Founders Row loading area can be reserved if needed.
